This project consists of a collection of mixed use buildings and a multi-level 24-acre parking deck. Ivey provided the plumbing for the below street level parking deck which included a ductile iron domestic water distribution system, storm drainage, street level planter drains, and a sanitary sewer collection system for all of the buildings on the site. Ivey was also the mechanical contractor for the retail portions of buildings 10 and 11. These buildings area mixed-use facilities with retail on the street levels and high-end condominiums above. The mechanical work for both buildings was done in less than six months, while the massive deck was an ongoing three year project. The E*Trade project, two data centers under one structure, required redundant equipment and mechanical systems. A 1,100,000 gallon chilled water storage tank was installed to provide eight hours of cooling at peak demand in case both plants were inoperative. (2N + 1) Beginning construction with an anticipated end date and only schematic drawings available, created a challenge for Ivey Mechanical Company. From project inception, the ongoing design relied on Ivey expertise to provide “on the spot” design solutions. Two full time CAD operators were onsite to assist with mechanical design and coordination and produce as-built drawings. Mechanical systems installed were 2400 tons of AC; 114,000 pounds of sheet metal; 21,500 feet of HVAC piping; and 13,230 feet of plumbing pipe. This project involved a 236 bed expansion of this correctional facility. Ivey performed the design/build HVAC and plumbing work for the project. The addition was housed in a new stand-alone building and included the installation of packaged rooftop units and exhaust fans, connections to pre-fabricated concrete cell units, and installation of a reverse osmosis water treatment system and electric domestic water heating system. Ivey performed the HVAC, plumbing, and compressed air piping systems for this design/assist new 285,000 square foot aircraft assembly building. The facility was constructed to allow the assembly of up to six aircraft at one time in various stages of completion. The mechanical systems installed included three water cooled chillers with a combined capacity of 1,650 tons; heating hot water boilers; air compressors; filters; dryers; and a 3,800 gallon receiver. More than 7,000 feet of galvanized compressed air distribution piping; more than 9,000 feet of HVAC piping; and more than 14,000 feet of plumbing piping were installed. This project consisted of two buildings. The first is a 285,600 square foot, eight level tower containing a 1,450 bed housing units, laundry, kitchen, and medical facility. The second is the existing 27,000 square foot detention center which was renovated. The new detention center has minimal space for the mechanical systems, requiring extensive coordination to locate the mechanical equipment in the allotted space. The chilled water piping system in the existing central plant was totally redesigned. The existing piping was removed, and a new system was installed. With proper planning and pre-fabrication, the work required only a one day shutdown of the central plant. Ivey worked more than 150,000 man hours on this project without a lost-time accident. Ivey performed the HVAC and plumbing systems work on this new 224,500 square foot facility which houses the sheriff's offices and jail. The HVAC equipment included an air cooled 400 ton chiller; ground mounted air handling and energy recovery units; large smoke removal fans; sophisticated temperature control system; and approximately 8,500 feet of piping. The plumbing system included more than 51,000 feet of pipe; 433 floor drains; pre-cast cell fixtures; kitchen equipment connections; six large water heaters; and other miscellaneous fixtures. Ivey's mechanical contract on this project included HVAC and plumbing for the facility. IKEA Atlanta is a 366,000 square foot home furnishings retail store incorporated into the new Atlantic Station development in Midtown Atlanta. This two floor store is the first IKEA store in the Southeast and the third largest IKEA store in North America. It is situated on a 15 acre site and has two additional levels of parking below it. It has the first siphonic roof drain system in Atlanta. The store uses an open ceiling design so the majority of the ductwork and piping is exposed. A helicopter was used to fly the 37 air handling units onto the roof of the store. Ivey completed this project ahead of schedule and under budget. In March 1998, Ivey completed the HVAC and plumbing for ten buildings at the new 1,500-bed correctional facility. The complex includes administration, classrooms, dining hall, kitchen, greenhouse, guard house, maintenance, and six two-story modular pre-cast concrete cell buildings. Installation included 73 rooftop units ranging from 10 to 25 tons each and over 1,500 plumbing fixtures on the 18-month design/build project. This project involved renovation and expansion of the existing facility. The vertical piping drops for all of the hose stations were fabricated onsite. The fabrication shops were used to produce the stainless steel pipe supports for the angled ledges in the production areas and to supply the stainless steel duct for the new cooker system. These supports were used as mounts for the hose stations. This project was completed with no lost-time indidents. This project consists of four medium security (non classified) regional youth detention facilities constructed for the Georgia Department of Juvenile Justice concurrently in Augusta, Cordele, Macon, and Rome, Georgia. There are 256 total housing units (64 per site), administration offices, classrooms, on-site medical and dental facilities, commercial kitchens and cafeteria, laundry, gymnasium, and holding/processing areas. Scientific Atlanta is a cable and satellite products firm. Approximately 870 employees from six locations were consolidated into the new buildings, which total 300,000 square feet. The facility houses research and development, marketing, and engineering. Ivey was responsible for the HVAC and plumbing for the new facility which included the installation of approximately 250,000 pounds of ductwork and 25,000 linear feet of piping. Ivey Mechanical Company constructed two new facilities to consolidate the support functions of the central and eastern regions for State Farm. Both facilities were based on the same design with minor changes to adapt to each location. The design included totally redundant mechanical systems to prevent shutdown due to inclement weather or power failure. Each facility is a single, one-story building covering over 250,000 square feet and includes a 1.1 million gallon water storage tank to supply water to the mechanical systems in case of emergency. Actual construction time for each facility was under seven months. Both State Farm projects were unique challenges.
